How to Protect Your Basement from Leaks

Maintain the Outside of Your Home

Hydrostatic and lateral pressure are common causes of water entering your basement. When the water table rises under a foundation, it creates hydrostatic pressure against the foundation that can force water into the basement. Lateral pressure is caused by absorbent soil that expands and puts pressure on the foundation, potentially damaging it and creating leaks.

Gutters and downspouts are extremely important because they guide water away from the home. When these are clogged, water will flow over and pool around the foundation, causing hydrostatic and lateral pressure. Make sure your gutters are not clogged and your downspouts are sturdy and guiding water away from your property.

Prevent Cracks and Holes in the Basement

Hydrostatic and lateral pressure can cause cracks but these are not the only reasons your basement and foundation can crack. Poor construction and shifting soil under the building can also cause the foundation to crack, leading to leaks into the basement.

A waterproofing mixture can be applied to your basement floors and walls as a preventative measure to control leaks. However, if there are already some cracks and damage, then waterproofing will not be enough. You will have to repair these cracks as soon as possible before applying the waterproofing mixture. We also recommend cement coatings which add an extra layer of protection.

Window Wells

Window wells allow light and air to enter your basement but these can also be a source of water entering your basement. If the window well fills with water, either because of a clogged or missing drain or a separated window well liner, the water can seep into the basement.

Unclog the drain if it is clogged or install a drain if your window well is missing one. We also recommend a window well cover to keep grass clippings and other debris from clogging the drain. If the problem is a separated window well liner, then reattach or replace it.
