Seasonal Plumbing Tips to Keep Your Plumbing in Prime Condition Year-Round

As the seasons change, you need to make sure your plumbing is prepared. You can avoid several common plumbing and drain issues by following these seasonal maintenance steps.

Spring Tips

  • Check all of your faucets for leaks or drips and make any needed repairs.
  • Make sure all drains have strainers to prevent soap, hair and other debris from clogging the lines.
  • Check for hidden toilet leaks by putting six drops of food coloring in the toilet tank. If the toilet has a leak, the color will show up in the bowl within the next 30 minutes.
  • Check washing machines, dishwashers, and ice makers for bulging, cracked, or leaky hoses.

It is also a good time to check the water heater temperature setting to ensure it is not any higher than 120 degrees Fahrenheit to reduce energy use and to prevent scalding. Spring is also a good time to flush the water heater tank to get rid of corrosion.

Summer Tips

Check the water heater’s age. If the water heater is more than 15 years old, it is time to replace it. Turn on the kitchen sink and water in the bathtub at the same time. Fall Tips

When the weather gets cooler; it is time to start preparing for the months ahead.

  • Disconnect exterior water hoses and make sure outside faucets aren’t dripping.
  • Close any interior shut-off valves that lead to outside faucets being sure to drain the water from the outside lines.
  • Use Styrofoam faucet insulation kits to cover outside faucets.
  • Seal leaks around doors and windows to reduce the penetration caused by cold air.
  • Flush your water heater to remove sediment buildup and test the water heater’s pressure relief valve.
  • Inspect and clean the sump pump and pit.

If you leave home for an extended period, shut off the main water valve and drain the system.

Winter Tips

The holidays may bring guests into your home, so you need to plan ahead. Keep the following tips in mind to prevent clogs and other problems:

  • Don’t pour cooking oil or fat down the drain because it will result in clogs.
  • Run cold water before and after using the garbage disposal to clear out the drain.
  • Use the washing machine and dishwasher at night to maintain adequate washer pressure for your guests and to conserve hot water. Spread showers out, waiting at least 10 minutes between showers to ensure there is enough hot water. And, of course, make sure your water pipes are properly insulated for colder nights, so they don’t freeze.
